205-207 Newbury Street

Brownstone Renovation
Back Bay – Boston, MA

Prior to construction, 205 & 207 Newbury Street were two separate, four story brownstones in need of repair. The mission for the project team was to combine the two buildings to create open floor space for retailers and large office tenants. This created unique challenges due to differing floor elevations and different existing conditions in both buildings. J.L. Dunn gutted the interior of both buildings and installed new structural steel to allow for the demolition of the party wall between the two buildings. On the exterior, existing storefronts were removed carefully with the support of the shoring towers to facilitate the installation of new storefronts supported by steel with precast surrounds to match the historical requirements of the neighborhood. Additional exterior renovations included a completely repointed façade with repairs to existing lintels, porticos, and brownstone stoops. The new bluestone patio in front of 207 was built to match 205 and is now home to a favorite coffeehouse – Caffe Nero. The upper floors are prepped for two future retail tenants with the 3rd and 4th floors completely finished for future office tenants.
