Mixed Use Brownstone Combination

Prior to construction, 205 & 207 Newbury Street were two separate four-story brownstones. The existing condition of the 100 year old buildings and differing floor elevations were challenges that our project team identified early and resolved. J.L. Dunn gutted the interior of both buildings, temporarily shored the roof and party wall before installing the new structural steel to allow for the demolition of the party wall between the two properties.

On the exterior, the existing storefronts were removed to facilitate the installation of new ones supported by steel with precast surrounds matching the historical require¬ments of the Back Bay Architectural Commission. The repointed façade needed repairs to existing lintels, porticos, and brownstone stoops. The basement and garden level pa¬tio has become home to Caffe Nero while JLD completed interior fit outs on the upper floors for Allbirds, Area 207 Salon Studios, and two floors of spec office suites.
